Bay Ho is Clairemont’s west rim: the 92117 pocket between Morena Boulevard and Moraga Avenue, above Balboa Avenue, where the mesa drops toward Mission Bay. It’s the priciest corner of the community, with recent medians in the $1.2M range as of early 2026, and the reason is simple. Views, bigger lots, and a five minute run to Pacific Beach.

About Bay Ho

Stand on the right street in Bay Ho at sunset and you can see Mission Bay, the ocean line behind it, and on a clear evening the glow off the PB boardwalk. Then you turn around and you’re on a quiet 1950s residential street where kids leave bikes on lawns. That combination is the whole neighborhood in one look.

Bay Ho’s borders get argued like everything in Clairemont, but longtime locals put it east of Morena Boulevard, west of Moraga Avenue, north of Balboa, and south of Idlewild Way. The terrain does the real defining: this is hill and rim country, shaped by canyons, which is why some homes have water views, some have canyon views, and the flat interior streets have neither and cost accordingly.

Two pieces of trivia I enjoy telling buyers. First, Price Club was founded here in 1976, the world’s first membership warehouse club, and its descendant Costco still runs on Morena Boulevard at the neighborhood’s foot. Second, the Balboa Avenue trolley station sits at Bay Ho’s southwest corner, so the 2021 Blue Line extension quietly handed this pocket a walk-or-short-drive rail link to downtown and UTC. Neither fact shows up in listing photos. Both matter to daily life and long-term value.

Who buys here: move-up families who want the view without La Jolla money, Clairemont locals moving up from the flats, and buyers with an eye on the lot as much as the house. That last group is growing, and the next section is for them.

View lots, big parcels, and the ADU math

Bay Ho is where I have the investor conversation most often in Clairemont, because the raw material is different here. The rim and slope parcels run larger than the Clairemont norm, and listings regularly advertise oversized lots with room to expand. Bigger lot, three ways to win:

The view play. A protected water view is the closest thing to unbuildable-behind-you insurance in this price band. View homes here sell faster and resell stronger, and the premium survives down markets better than square footage does.

The expansion play. A 1,200 square foot ranch on a big Bay Ho parcel is a candidate for the second story or the major addition that the same house on a 5,000 foot lot isn’t. Permits and soils decide it, and I check both before clients write.

The ADU play. Clairemont is one of the city’s most active ADU areas, and Bay Ho’s larger parcels with side-yard access are some of the best candidates. Builds run $180K to $450K depending on size and site. Since January 2026, AB 976 removed the owner-occupancy requirement, and under AB 1033, which San Diego adopted in August 2025, an ADU can even be sold separately from the main house. Now the warning that pays for this page: not every “view” is a view, and not every big lot is buildable. Some listings’ water view exists only from one corner of the yard on tiptoe. Some “ADU-ready” lots have their usable flat area already spoken for by the setbacks. Slope, easements, and access decide what a Bay Ho parcel is actually worth. I check on foot, with the plat map, before anyone gets emotionally invested.

Small neighborhood, small sample, so read these numbers as a range, not a decimal. As of early 2026:

That 15.1% jump is a caution flag, not a trend. A few view-home sales in a thin month can swing a neighborhood this size by six figures. The durable read is simpler: Bay Ho consistently sells above the Clairemont-wide median, view and rim homes carry the premium, and interior flat streets price closer to the rest of 92117. If a listing’s comps mix those two markets, the price is wrong in one direction or the other.

The housing stock

Same era as the rest of Clairemont, different topography. Mostly late 1950s and 60s single-story ranches, with Spanish-style and midcentury modern designs scattered through, and split-levels where the hill demanded them. Plenty have been remodeled, and this is one Clairemont pocket where remodels regularly go to the studs, because the view justifies the budget.

The unrenovated homes carry the standard Clairemont checklist: galvanized supply lines, clay sewer laterals, 100-amp panels, all negotiable if you find them before closing instead of after. On slope and rim lots I add the foundation-and-drainage look, because cut-and-fill from the Eisenhower years settles, and doors that won’t latch tell you more than any stucco crack. My construction background is most useful on exactly these houses.

Getting around

This is Clairemont’s best-positioned pocket for the coast. Pacific Beach and Tourmaline Surfing Park are about five minutes down Balboa. Mission Bay is at the bottom of the hill. The 5 is immediate, downtown runs about fifteen minutes, the airport about twelve, and UCSD about ten north. The Balboa Avenue trolley station covers Padres games and the UTC run without parking. Costco is at the foot of the neighborhood, which residents describe as either the best or the most dangerous amenity in Clairemont, depending on the credit card statement.

Schools serving Bay Ho

Cadman Elementary on Kamloop Avenue is the neighborhood school; I’ve seen its ratings move between sources, so check the current GreatSchools page rather than trusting a stale number, including mine. Most Bay Ho addresses feed Marston Middle (GreatSchools 6) and Clairemont High (GreatSchools 6). As everywhere in Clairemont, assignments are block-specific and shift more than people expect. Amenities and daily life

  • Tourmaline Surfing Park: about five minutes down Balboa. Longboard culture, no leash-line crowds, sunset parking lot ritual.
  • Mission Bay: at the bottom of the hill. Paddleboards, bike loops, birthday parties at the water.
  • Costco on Morena Boulevard: on the site where Price Club started it all in 1976. The neighborhood errand anchor.
  • The Balboa Avenue trolley station: Blue Line to downtown one way, UTC the other, since 2021.
  • San Clemente Canyon and Marian Bear Memorial Park: oak trails along the neighborhood’s north edge.
  • San Diego Harley-Davidson: the Morena corridor landmark you give directions by, whether or not you ride.
  • The Morena Blvd brewery strip: a short drop south toward Bay Park, where the tasting rooms cluster.

Bay Ho deals are won on verification. Before we write: I confirm the view from inside the rooms you’ll actually live in, not the yard corner. I pull the plat and check setbacks, easements, and slope if the lot is part of the price. I read permit history on every remodel, because studs-out renovations here are common and so are unpermitted ones. On rim lots, drainage and foundation get a professional look. Then we set the offer to the house you verified, not the listing’s adjectives. Why buyers choose Bay Ho

It’s the shortest distance in San Diego between a normal residential budget and a real water view. You pay Clairemont’s top prices but get the community’s best lots, the coast in five minutes, and a trolley stop on the corner. If the premium doesn’t fit, the same era of house sits ten minutes east for less: compare North Clairemont for the entry price, Clairemont Mesa West for canyon rims and walkability, or Clairemont Mesa East for the lowest cost of entry.
