Clairemont Mesa East
Clairemont
Clairemont Mesa East is the eastern quarter of Clairemont, mostly in the 92111 zip, between Genesee Avenue and the 805. It’s the community’s value entry: 1950s and 60s ranch homes plus Clairemont’s largest concentration of townhomes and condos, with a median around $535,000 for attached homes as of early 2026. You’re one freeway exit from Kearny Mesa’s job base and the Convoy District’s food.
About Clairemont Mesa East
Mesa East never gets the postcard. No bay views, no canyon-rim drama. What it has instead is the most usable position in Clairemont. Kearny Mesa, directly across the 805, is one of San Diego’s densest job centers: Sharp and Rady’s medical campuses, defense and engineering offices, and the county’s busiest car dealerships. People who work there and buy here skip the freeway entirely on some commutes.
The streets tell you what era built them. Wide, flat, gridded, lined with single-story ranches on real lots, most between 1,000 and 1,600 square feet. Some blocks have been quietly upgraded one remodel at a time. Others are still original, and those estate-sale listings are where the opportunity hides. I closed a Mesa East townhouse purchase for clients in 2024 in a multiple-offer situation, and we still negotiated seller concessions because we knew what the HOA’s reserves looked like before we wrote the offer.
Who ends up here: first-time buyers who got outbid west of Genesee, hospital and engineering staff who want a ten minute commute, and investors who understand that boring blocks with strong rent demand outperform pretty ones with thin margins. It’s also where a lot of Clairemont kids buy when they come back to raise their own, because it’s the last corner of the neighborhood where the math still works on one and a half incomes.
Clairemont Mesa East real estate market
Mesa East sells below the Clairemont-wide numbers, which is the point. As of early 2026:
| Metric | Figure |
|---|---|
| Clairemont median, single-family | $1,142,500 year-to-date (down 4.6% from last year) |
| Clairemont median, condos and townhomes | $535,000 |
| Days on market, well-priced homes | 15 to 24 |
| Sale-to-list ratio, community-wide | 98.6% |
Detached homes here typically land under that community median, and the townhome clusters off Clairemont Mesa Blvd give you the cheapest way into the neighborhood. Two things to watch. First, HOA health varies a lot between complexes; a $400 monthly fee with funded reserves beats a $250 fee hiding a special assessment. Second, the 805 is real: walk the block at rush hour before you buy anything east of Mt. Everest Blvd, because freeway hum carries further than listing photos suggest.
The housing stock
Three products, three different games:
Original ranches. Two and three bedroom single-stories from the late 50s and 60s, many still first- or second-owner. These come to market as estate sales, often as-is, and they draw both flippers and families. If you’re an owner-occupant willing to renovate over five years instead of five weeks, you can outbid the flipper’s math and still win, because you don’t need their profit margin.
Renovated and flipped homes. Move-in ready and priced for it. My rule from the construction side: judge the work you can’t see, not the quartz you can. Permit history, panel, sewer. A pretty flip on original infrastructure is a payment plan for problems.
Townhomes and condos. The complexes off Clairemont Mesa Blvd and along the eastern edge are Clairemont’s most affordable entry, with a community-wide attached median around $535,000 in early 2026. Built mostly in the 70s and 80s, which means HOA reserve health decides everything. I read the budget and minutes before clients offer. Every time.
Getting around
The 805 runs the neighborhood’s eastern border, the 52 caps the north, and Balboa Avenue shoots straight west to the bay and PB in about ten minutes. Kearny Mesa is one exit east; downtown is about fifteen minutes; the airport about the same. The Balboa Avenue trolley station sits a short drive west for the downtown and UTC runs. It’s an unglamorous transportation setup that beats half the “walkable” neighborhoods in the city on actual weekly time saved.
Schools serving Clairemont Mesa East
Most Mesa East addresses feed Marston Middle (GreatSchools 6) and Clairemont High (GreatSchools 6). Elementary assignments are block-specific, and Clairemont boundaries shift more than people expect. Check your exact address in the San Diego Unified boundary lookup before you count on a school, or send me the address and I’ll pull it. Holmes Elementary, the community’s 9-rated standout, sits west of here; some families buy in Mesa East and apply through school choice.
Amenities and lifestyle
- The Convoy District: five minutes across the 805. Dumplings, Korean barbecue, late-night noodles, and the 99 Ranch Market for groceries you can’t get anywhere else in the city. Mesa East treats Convoy as its second kitchen.
- Clairemont Mesa Blvd corridor: the practical strip. Hardware, groceries, the post office, my office. Not pretty, always fast.
- Balboa Avenue: straight shot west to Mission Bay and Pacific Beach, about ten minutes outside rush hour.
- Kearny Mesa job base: Sharp Memorial and Rady Children’s campuses, plus the engineering and defense employers clustered off Convoy Street and Kearny Villa Rd.
- Tecolote Canyon trailheads: the canyon system reaches the neighborhood’s southwest corner, so a lunchtime trail walk is genuinely possible.
HOA and community details
The single-family streets have no HOA and no Mello-Roos; Clairemont predates those districts entirely. The townhome and condo complexes each run their own HOA, and this is where Mesa East deals get won or lost. Before my clients offer on an attached home I read the HOA’s budget, reserve study, and meeting minutes. Special assessments for roofs and plumbing are common in complexes built in the 70s and 80s, and a seller’s agent is not going to volunteer that.
How I run a Mesa East purchase
Multiple offers are still normal here on anything clean under $1.1M, so strategy matters more than enthusiasm. Mine looks like this. We set your real ceiling before the first tour, based on payment, not list price. We pre-read the HOA documents on attached homes so we can waive nothing blindly and negotiate from knowledge. On original-condition homes we scope the sewer and check the panel during the inspection window, then convert findings into credits instead of drama. And when a house fails the math, I say so on the driveway, not after you’ve emotionally moved in. My 2024 Mesa East townhouse buyers won against higher offers partly because our terms were cleaner than our price. That’s the template.
Why buyers choose Clairemont Mesa East
You’re buying the cheapest entry into a community where the median detached home passed $1.1M, with a commute most of coastal San Diego envies. The blocks aren’t glamorous and don’t need to be. If your priorities are payment, position, and long-term demand, Mesa East is the rational pick in Clairemont. If you need the view, look at Bay Ho and pay for it.
Frequently asked questions
Is Clairemont Mesa East a good place to live? Yes, for practical buyers. It’s safe, central, and five minutes from both Kearny Mesa jobs and Convoy District food. You give up views and newer housing stock, and gain the lowest prices in Clairemont.
How much does a home cost in Clairemont Mesa East? Townhomes and condos ran around a $535,000 median in early 2026. Detached ranches typically sell under the community-wide single-family median of $1,142,500, with well-priced homes going pending in two to three weeks.
What zip code is Clairemont Mesa East? Mostly 92111, with edges reaching into 92117. Search both zips when you’re hunting here, because listing agents tag these borders inconsistently.
Can I add an ADU in Clairemont Mesa East? On the detached-home lots, usually yes. Most Mesa East ranches sit on 6,000+ square foot lots with alley or side-yard access, and Clairemont has become one of the city’s most active ADU areas. Construction runs $180K to $450K depending on size and site. I’ll tell you on the first walkthrough whether a lot pencils.
Is Clairemont Mesa East good for rental property? The demand drivers are strong: hospital shifts, engineering offices, and renters priced out of the beach communities two exits west. Townhomes can work as entry rentals if the HOA is healthy. Run the numbers with the actual HOA fee, not the listing’s estimate.
