My approach
I got into real estate because I kept watching people make six-figure decisions with less analysis than they’d put into buying a car. My background is construction and investing, so when I walk a property I’m not seeing staging. I’m seeing the panel, the sewer era, the unpermitted addition, and what the rents on that block actually run.
That changes how I work in three ways.
I tell you the downside first. Every client review mentions some version of this, and one said it best: I highlight “both the upside and downside of every home” and never push to just get a deal done. Deals I’ve talked clients out of have earned me more referrals than deals I’ve closed.
I negotiate with evidence, not volume. A $30,000 seller credit happens when you can document what the repairs cost before you offer, not when you ask nicely.
And I answer my phone. I run a deliberately small business built on referrals. About half my clients come from past clients and their friends, which only works if the last deal was handled right.
Where I come from
Born and raised in Clairemont, and I still live here, smack in the middle of the city I sell. My office is on Clairemont Mesa Blvd in 92117. When I say a street floods in January or a block hums with freeway noise at 5 pm, it’s because I’ve stood on it, usually more than once.
These days I’m also a hands-on dad, which shaped my business more than any sales training. My schedule flexes around real life, mine and yours. Showings happen when you can actually make them, and nobody gets a hard sell after bedtime.
