I work all of San Diego, and these six communities are where I focus: Clairemont, Pacific Beach, La Jolla, Point Loma, Bay Park & Morena, and Ocean Beach. Each guide below covers real prices with dates attached, schools, the housing stock, and the trade-offs a listing agent won't volunteer. I live in Clairemont and drive all six weekly. Every community page follows the same skeleton: what it costs as of the most recent data, who the neighborhood actually fits, what to watch for in the housing stock, and a breakdown of its individual neighborhoods, each with its own page. They're written to answer the questions buyers ask me in the car between showings, not to sell you on anywhere. Some of these communities are wrong for you. The guides say so.
