North Ocean Beach is the flat northern half of OB, roughly the blocks between Voltaire Street and the beach, running up to Dog Beach and the San Diego River channel. The stock is beach cottages, small apartment buildings, and duplexes, in a neighborhood where 82.6% of residents rent and OB-wide values ran around a $1.02M median as of mid-2026. It’s the working heart of OB, and the part investors call me about most.
About North Ocean Beach
If Newport Avenue is OB’s storefront, North OB is its living room. The grid between Voltaire and the water is dense, flat, and walkable, with cottages shoulder to shoulder against walk-up apartments and the occasional surfboard fence. Ocean Beach People’s Food Co-op, community-owned since 1971, anchors Voltaire Street. Dog Beach caps the north end, one of the country’s original leash-free beaches, and the whole neighborhood drains toward it on weekend mornings. Newport’s shops, the Wednesday farmers market, and the beach itself all sit within a flat ten-minute walk of nearly every block here.
The character comes with fine print, and I’d rather you hear it from me than discover it in escrow. Lots are small, and many predate garages, so parking is a real consideration on every purchase. Buildings are old; some of OB’s cottages date back to between 1887 and 1931, and a portion fall within the Ocean Beach Cottage Emerging Historic District, which brings both protection and process. Summer crowds and beach traffic are part of the deal. And the OB Pier at the neighborhood’s south edge has been closed since October 2023, with the city’s full replacement currently projected to start construction around 2029. None of this scares off the people North OB fits. It just prices in.
Who buys here: surfers and beach-first buyers who’d take 900 square feet near the sand over 2,000 anywhere inland, first-time buyers using a condo to get a 92107 address, and above all, investors. When four out of five residents rent, the tenant pool never thins.
The North Ocean Beach market
North OB doesn’t publish its own tidy median; the sample is too small and the stock too mixed, so the honest move is to use OB-wide numbers and adjust. As of mid-2026:

Within that, North OB skews toward the affordable end of the detached market and carries most of OB’s condo and small-multifamily volume, so entry prices sit below the hillside blocks to the south. The 2026 story is breathing room: homes take a month to sell instead of a week, and buyers can negotiate again. When you’re ready to look at a specific block, I’ll pull the actual closed sales for that block, because in a market this small, that’s the only number that means anything.
The housing stock
Cottages. Small, old, and the reason people fall for OB. With anything early-1900s I inspect like a contractor: foundation, framing, wiring era, plumbing, and the permit trail of a century of weekend projects. Historic-district status, where it applies, affects what you can change and how; we confirm status before you write, not after.
Condos. The volume entry into 92107. HOA quality varies more than finishes do, and in a renter-heavy neighborhood the rental rules in the CC&Rs matter as much as the fee.
Duplexes and small multifamily. North OB’s specialty. Cottage-in-front, units-in-back configurations and small purpose-built buildings sit all through these blocks, and with 82.6% of OB renting, they rarely wait long for tenants or buyers. This is genuine 2-4 unit territory, and it’s where my investor clients spend most of their OB attention.
Schools serving North Ocean Beach
Ratings are GreatSchools as of 2026. Ocean Beach Elementary rates a 10, which startles people who know OB only by reputation, and it sits right in the neighborhood. The ladder continues to Correia Middle at a 7 and Point Loma High at an 8. Sunset View Elementary, a 9, serves blocks up the hill to the south. Amenities and lifestyle
- Dog Beach: the north end’s leash-free institution. If your dog runs your schedule, this is the neighborhood.
- Ocean Beach People’s Food Co-op: Voltaire Street’s community-owned grocery since 1971, vegetarian, with a genuinely good deli.
- The Wednesday farmers market: the 4900 block of Newport, 4 to 8 pm every week, year-round, 100+ vendors, thirty-plus years running.
- Newport Avenue: the main street and the county’s largest antique district, a short flat walk from anywhere in North OB.
- Hodad’s and OB Noodle House & Sake Bar: the two perpetual lines in OB dining, both minutes away.
- The beach itself: at the end of the street. That’s the amenity. Everything else is commentary.
Getting around
The flats are made for two wheels and two feet. The grid is level end to end, most errands live between Voltaire and Newport, and the Ocean Beach Bike Path picks up at the river channel and runs inland along the San Diego River when you want miles without traffic. Driving, you’re on the 8 or Nimitz Boulevard within minutes, with the airport about ten minutes out and downtown about fifteen. There’s no trolley and no plan for one. Summer weekends jam the ways in and out, which residents treat less as a problem than as the moat.
The investor read on North Ocean Beach
The thesis in one breath: permanent demand, capped supply, 82.6% renters. North OB’s duplexes and small buildings are long-hold property in the plainest sense; day-one yields look ordinary, and then the beach does what the beach does to rents and values for a decade. Three underwriting rules I hold clients to here. Use long-term rents, because the citywide STRO caps mean nightly-rate projections are fantasy for most buyers. Budget old-building capital costs honestly: roofs, plumbing, foundations, and coastal-air corrosion are real line items, and I walk the buildings with a contractor’s eye before we offer. And verify the unit count is legal, because OB has a long tradition of unpermitted conversions, and the city’s records will tell us which kind you’re buying. Flat walkability to everything OB does best, at OB’s most attainable prices, with the strongest rental fundamentals on the peninsula. The trade-offs are density, parking, and buildings older than your grandparents. People who want quiet, wide lots, and trees should look up the hill at the Wooded Area. People who want the town at their doorstep belong here.
